What is Awaab’s Law?
Awaab’s Law came into force on 27 October 2025. It places new legal obligations on landlords requiring them to address dangerous damp and mould. As well as other emergency hazards in the homes they rent out, within strict timescales..

The regulation in a nutshell

  • For serious damp and mould hazards, landlords must investigate the issue within 10 working days

  • They are required to provide a written summary of findings within 3 working days of inspection

  • If the damp or mould poses a significant health risk, landlords must make the property safe within 5 working days

  • For hazards that require more than immediate work, repairs should begin within a set period

  • In emergency cases, or for life- or health-threatening hazards, there are much more stringent deadlines for resolution

Will these regulations change?
These new rules come as part of a broader reform. So by 2027, Awaab’s Law will cover a wider range of serious housing hazards under the Housing Health and Safety Rating System (HHSRS) 

What to do if you’re living with mould or damp?

  • Report the problem – in writing – to your landlord (email or letter). Clearly describe where the damp or mould is, how long it’s been there, and the impact on your health or living conditions.

  • Always keep records: Take photographs, note dates of contact, and log any symptoms (e.g., respiratory issues).

  • Request that your landlord act: remind them of the legal deadlines. E.g., investigation in 10 working days, written summary in 3 days, or remedy in 5 days (if serious) or 24 hours in emergencies.
